Notice to Purchaser Regarding Real Estate Taxes

Real Estate Taxes in         (the "Municipality" are paid (check one)         semi-annually,         quarterly, based on a July 1st fiscal year. Your tax bills will be sent out by the Municipality in the name of the owner of the property as of the prior January first. Therefore, the bills may be in the name of the person from whom you purchased the property. 

You should receive semi-annual tax bills by October 1 and April 1 or quarterly bills by July 1, October 1, January 1 and April 1. If you have not received a tax bill soon after those dates, you should obtain a copy of the bill from the Tax Collector of your Municipality. 

You must pay semi-annual tax bills by November 1 and May 1 or quarterly tax bills by August 1, November 1, February 1 and May 1. Failure to pay the tax when due results in additional payment for demand charges and interest, as assessed by your Municipality. 

If a tax escrow account has been set up as part of your mortgage, the bill should be forwarded to the lender's office as soon as you have received it.
